Compliance

What to ask any contractor for

Including us. These are the registrations that actually matter for this work, and what they mean.

Why this page exists

Anyone can print a logo on a website. The registrations below are verifiable with the issuing body, and a contractor who holds them will not mind you checking. If a quote for electrical work does not mention a Certificate of Compliance, that is worth a question.

Electrical

SANS 10142-1 — The wiring of premises — low-voltage installations

Every fixed electrical installation must comply with this code. A Certificate of Compliance may only be issued by a person registered for that purpose, and a valid certificate is required before a property can be transferred.

OHS Act, Electrical Installation Regulations — Occupational Health and Safety Act 85 of 1993

The user or lessor of an installation must hold a valid Certificate of Compliance. A certificate older than two years is generally not accepted on transfer.

Plumbing

SANS 10254 — The installation, maintenance, replacement and repair of fixed electric storage water heating systems

Geyser installations must include a correctly sized pressure control valve, a vacuum breaker on both hot and cold sides, a drip tray with an overflow to the outside, and adequate insulation on the hot water pipe.

SANS 10252-1 — Water supply installations for buildings

Sets out how a water supply installation must be designed and installed, including pipe sizing and protection of the potable supply.

Municipal by-laws — Water installation certificates

Some municipalities require a plumbing certificate of compliance on the transfer of a property. Requirements differ by metro — confirm with your conveyancer which applies to you.

Carpentry

SANS 10400 — The application of the National Building Regulations

Building work must comply with the National Building Regulations. Part L covers roofs, and structural alterations generally require approval from the local authority before work starts.

SANS 10400-L — Roofs

Roof structures must be designed to carry the imposed loads and be adequately anchored. Replacing a roof structure, as opposed to repairing it, usually requires plan approval.

Tiling

SANS 10107 — The design and installation of ceramic tiling

Covers substrate preparation, adhesive selection, movement joints and grouting. Movement joints are required at defined intervals and at changes of plane — leaving them out is a common cause of tiles lifting.

SANS 10021 — The waterproofing of buildings

Wet areas must be waterproofed before tiling. Tile adhesive and grout are not waterproofing layers.

Our registrations

We do not list grading, membership or certificate numbers on this site. If you need to see a document for your job, ask and we will send it — then you can check it with the issuing body yourself.
